These Terms of Use set out the rules for using the website operated by Demystifying AI for Social Housing (“DASH”, “we”, “us”, “our”). By accessing or using this website, you agree to these Terms of Use and our Privacy Policy.
DASH — Demystifying AI for Social Housing — is a not-for-profit initiative. It does not trade and provides free information, practical resources and learning support to help social housing boards, executives and sector leaders understand, govern and use artificial intelligence responsibly.

These terms explain the purpose and limitations of our website, resources and Ask DASH assistant, and the permissions for using our materials.

DASH provides general information, research summaries, articles, case studies, guides, templates, checklists, assessments and other learning resources. These materials support understanding, discussion and informed decision-making. They are not a substitute for advice tailored to your organisation’s circumstances.
Website content and Ask DASH responses do not constitute legal, regulatory, financial, technical or other professional advice. Accessing the website, creating an account or using a resource does not, by itself, establish a professional advisory relationship.
Where DASH provides a presentation, discussion or other free support, its purpose and scope should be made clear. Do not assume that participation includes a comprehensive assessment of your organisation, formal assurance or approval of its decisions.
Nothing on this website constitutes legal, regulatory, financial, technical or professional advice. You should seek appropriate advice before making decisions. Using this website does not create any advisory or client relationship.
Before acting on DASH materials, you should:
- Check their accuracy, relevance, publication date and underlying sources.
- Review assumptions and assess whether they fit your circumstances.
- Adapt templates to your organisation’s arrangements and obtain appropriate approval.

Housing law and regulatory requirements differ across England, Scotland, Wales and Northern Ireland. A resource relevant to one jurisdiction may not apply in another. Using DASH materials does not transfer your organisation’s governance, management or statutory responsibilities to DASH.
DASH assessments and governance tools are aids to structured discussion and evaluation. Completing a checklist or receiving an assessment score does not establish legal compliance, regulatory approval, inspection readiness, certification or independent assurance.
Capacity estimates, financial illustrations, projections and scenarios depend on their assumptions, evidence and inputs. They are not guaranteed results.
Estimated time released does not automatically represent cash savings, reduced staffing requirements or improved services. Potential benefits should be tested against local evidence, implementation costs, operational constraints and actual outcomes.
Case studies describe particular organisations and circumstances. Reported results may not be independently verified by DASH and may not be achievable elsewhere. Refer to the original sources and any stated limitations.
You must not:
If you create an account, provide accurate information, keep your login details secure and notify us if you suspect unauthorised access.
You must not:
- Use the website unlawfully or infringe others’ rights.
- Attempt unauthorised access or bypass access restrictions.
- Introduce malicious software or interfere with website security or operation.
- Impersonate others or misrepresent an association with DASH.
- Extract or reproduce content in ways that breach the permissions in these terms.
We may restrict or suspend access where reasonably necessary to address misuse, security risks or legal requirements. Where practicable, we will explain the reason and provide an opportunity to resolve the issue.
For material that DASH owns or is authorised to license, you may, without charge:
- Download, print and make reasonable copies for personal learning or internal organisational use.
- Share resources with your organisation’s board, committees, staff and volunteers.
- Complete and adapt templates, checklists and tools for your organisation.
- Include relevant content in internal board papers, policies, procedures and staff training.
- Store copies on a restricted organisational intranet or document system.
These permissions apply whether your organisation is charitable, public-sector or commercial.
Retain relevant source acknowledgements, copyright notices and limitations. Clearly identify substantive amendments as your organisation’s responsibility and do not imply that DASH has reviewed or endorsed them.
For adapted materials, use an acknowledgement such as:
“Adapted from a DASH resource. Amendments are the responsibility of [organisation].”
Unless a separate licence expressly permits it, obtain written permission before:
- Selling DASH resources or incorporating them into products for sale.
- Using them to deliver consultancy or training to external clients.
- Republishing substantial content on public websites or distributing resources outside your organisation.
- Using DASH material to train or fine-tune AI models.
- Using DASH’s name or branding in a way that suggests endorsement or partnership.
You may share links to public DASH pages without seeking permission.
Third-party material remains subject to its own rights and licence conditions. Nothing in these terms restricts uses permitted by law.

All content published by DASH—including articles, blogs, guides, frameworks, case studies, templates, checklists, downloadable documents, graphics, videos and AI-generated content—is protected by copyright and other intellectual property laws. All rights are owned or licensed by DASH.
You may view content on-screen and download or print a single copy for personal or internal organisational use.
Partner case studies remain the intellectual property of their originating organisations.
DASH may refer or link to research, websites, products and services provided by others. Unless expressly stated, these references do not indicate endorsement, certification, partnership or a commercial relationship.
We do not control external content, services or their availability. Check original sources and assess the suitability, security, terms and privacy arrangements of external tools before using them. A third-party claim or reported outcome should not be treated as independently verified by DASH unless we expressly say that it has been verified.
Ask DASH is an AI assistant providing general information to support learning and exploration of DASH resources. It does not provide a professional opinion, independent assurance or regulatory approval. AI-generated responses may contain errors, omissions, bias, outdated information or invented references. A confident or detailed answer does not establish accuracy. Do not assume that an individual response has been checked or approved by Peter Lunio.
Check significant facts, sources and recommendations independently before using them. Do not use Ask DASH as the sole basis for decisions about governance, compliance, residents, staff, safety, expenditure or service delivery. You may use responses as a starting point for internal work, subject to appropriate review and any applicable third-party rights. Do not present them as verified DASH advice or imply that DASH has approved your resulting document or decision.
**Do not enter or upload into Ask DASH:**
- Personal information about residents, colleagues or other individuals.
- Confidential, commercially sensitive or legally privileged information.
- Passwords, access credentials or information that could compromise security.
Use fictional examples or genuinely anonymised information. Removing names alone may not prevent identification through other details. This restriction applies to Ask DASH. Necessary contact details may be provided through designated registration and enquiry forms. Restrictions on what users submit do not remove DASH’s own responsibilities for personal information it processes.
We aim to provide useful and accurate information, but material may contain errors or become outdated as technology, evidence, legislation and regulatory expectations change. We do not guarantee that every resource is complete, current or suitable for a particular purpose. Check publication dates, stated limitations and original sources before relying on it.
We may correct, update, replace or withdraw resources. We do not undertake to update every downloaded copy or notify each person who has previously accessed a resource. We cannot promise uninterrupted access to the website or Ask DASH, or that either will be free from technical faults.

DASH’s free resources and Ask DASH provide general information. They are not a commitment to assess your organisation’s circumstances, identify every relevant risk or achieve a particular result. We do not guarantee that using them will produce savings, release capacity, secure regulatory compliance, improve inspection outcomes or prevent harm.
You remain responsible for your decisions, the information you supply and the way you implement or adapt material. These responsibilities do not remove any legal duties DASH owes you. We are not responsible for loss to the extent that it results from causes for which we are not legally responsible. Where a breach of our legal duties contributes to loss, responsibility will be determined under applicable law.
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or any other liability that cannot lawfully be excluded or limited.
Nothing in these terms removes any statutory rights you may have.
These terms are governed by the law of England and Wales. Disputes will be dealt with by the courts of England and Wales, except where mandatory law gives you the right to bring proceedings elsewhere.
If you are a consumer, these terms do not remove mandatory protections available to you under applicable law.
We may revise these terms to reflect changes to our resources, website or legal requirements. The date at the top identifies the current version. Changes apply prospectively. They do not retrospectively withdraw permissions already granted for downloaded resources. Where practicable, we will give registered users reasonable notice of material changes affecting their use of the website or resources.
